Project Overview
Detailed Residential Caulking to Floor Perimeters and Thresholds
AusCaulking completed detailed caulking works throughout a high-end residential property in Bondi Beach, with the main focus on floor perimeters, thresholds and stair junctions.
The project required a particularly clean architectural finish due to the recessed floorboard design and the presentation standard expected throughout the home.
The project reflects the level of care and labour involved in delivering highly detailed residential caulking across visible architectural finishes.
Our Scope of Works
The primary works included:
Caulking to all floor perimeters and thresholds
Perimeter sealing around floorboards and stairs
Double-taped joints to recessed floorboard edges
Joint widths ranging from approximately 8mm to 15mm
Skirting board junctions to selected areas
Balcony joint sealing, including backing rod where required
External ground-floor window surrounds where time permitted
The scale of the works required consistent application across a large volume of joints while maintaining clean, uniform lines throughout the paved areas.

05 Backing rod where required
Caramel sealant was selected for the primary internal floor junctions to complement the surrounding timber finishes, while grey tones were used across balcony and external window areas.
The Detail
The Recessed Floorboard Detail
The main technical challenge was the recessed floorboard detail, with gaps varying from approximately 8mm to 15mm.
Because the finished joints remained highly visible within the home, the works required careful double-taping and precise sealant application to maintain clean, consistent lines across floors and stairs.
The project also required efficient coordination of a three-person team so the detailed internal works could be completed within a tight program.

This project is a strong example of the level of detail required in high-end residential caulking, where the sealant needs to feel like part of the architecture rather than an afterthought.
With recessed floorboards, changing joint widths and highly visible perimeter lines, the finish had to be sharp, consistent and carefully matched to the surrounding materials.
