Project Overview
AusCaulking delivered specialist fire caulking and fire-rated sealing to 39 lift openings throughout the Meadowbank development.
The package involved detailed perimeter sealing around lift door frames, with each joint forming part of the broader fire-rated construction system rather than simply providing a finished edge.
The project demonstrates AusCaulking’s ability to deliver specialist commercial caulking packages for lift contractors and construction teams where technical detailing, compliance and repeatable workmanship are critical.
The lift door frames measured approximately 1140mm x 2400mm, with joint widths reaching up to 30mm.
Our scope included:
The works required each joint to be built up correctly from the substrate out, ensuring the finished seal had the right depth, adhesion and profile.
Products & Materials
Sika Primer-3 N was used to promote reliable adhesion between the sealant and suitable surrounding substrates. Backing rod controlled joint depth and helped form the correct sealant profile. Sikaflex-400 Fire provided the fire-rated sealing component.
A fire-rated joint is only as strong as the system behind it. The sealant may be the visible finish, but its performance depends on correct preparation, primer, backing rod and installation working together.
Around lift openings, this is particularly important because gaps in fire-rated construction need to be sealed in a way that supports the intended compartmentation performance of the surrounding assembly.
The Detail
The main challenge was repetition at scale.
Completing one technically correct joint is one thing; delivering the same standard across 39 individual lift openings, including joints up to 30mm wide, requires discipline and consistency.
The works also had to remain coordinated with the lift installation program so each opening could be completed at the right stage without disrupting progress on site.
This project shows the difference between basic caulking and specialist fire-rated joint sealing.
For AusCaulking, it demonstrates the ability to deliver a complete fire-sealing system across a substantial lift package, where preparation, product compatibility and installation quality all contribute to the final result.
For builders and lift contractors, that means working with joint sealing contractors who understand that performance starts long before the sealant is tooled off.
