Project Overview
AusCaulking delivered a staged commercial caulking package at Orwell’s Yennora project, beginning with specialist sealing to cool room areas before expanding into windows, cladding interfaces, bathrooms, offices and detailed internal finishes.
The broader development includes a large production facility with insulated sandwich panels, internal finishes and advanced cleanroom environments for medical-device manufacturing.

Access varied throughout the works, with EWP certification required for parts of the scope and ladders used for later ceiling and elevated areas.

The variety of products reflected the different demands across the project — from architectural finishes through to fire-rated applications and insulated panel systems.
The Detail
The defining challenge was the diversity of the package.
Cool room caulking required continuous sealing across panel systems, while later stages introduced windows, cladding, ceilings, bathrooms and fire-rated joints — each with different access, product and finish requirements.
The works were also completed progressively, so labour, materials and access equipment had to remain aligned with the broader construction program.
AusCaulking delivered a multi-stage sealing package across specialist and architectural areas of the Yennora facility.
The result was a consistent approach across cool rooms, internal finishes, windows, cladding and fire-rated applications as the project moved through different stages of construction.
This project is significant because the sealing work formed part of a highly controlled industrial production environment rather than a conventional office or warehouse fitout.
At Yennora, the caulking package had to support a facility incorporating insulated panel systems, specialist internal finishes and cleanroom environments where continuity, cleanliness and accurate sealing are part of the building’s overall performance.
